FAQ

What exactly is “house clearance”?

At its simplest, house clearance is the process of removing unwanted items — furniture, appliances, general clutter, rubbish, and even hazardous waste — from a property so it’s left clean and ready for its next purpose. It’s often needed after end-of-tenancy move-outs, refurbishments, downsizing, inheritance or probate, or when clearing out lofts, garages, or gardens. With us, whether it’s a small flat, a large house, or even a commercial space, we handle the entire clearance professionally and responsibly.

Get in touch — Call, email, or fill in our online quote form. We may ask for photos or arrange a visit to assess what needs clearing.

Documentation and follow-up — For your peace of mind (especially in probate or tenancy-related clearances), we provide digital receipts, disposal certificates, and records for donation or recycling.

It depends on the size of the property and the volume/type of items. For many standard house or flat clearances, we often complete the job within a day. Larger or more complex jobs — for instance, estates, multiple floors, lofts, garages or hazardous-waste disposal — may take longer. We’ll give you a realistic timescale at the quoting stage.

Yes — we handle more than just general rubbish. Our services cover:

  • Furniture and appliances (even heavy ones)
  • White-goods and general household items
  • Lofts, garages, sheds, garden waste and outdoor structures
  • Hazardous waste: asbestos, old paint, electronics, chemicals — safely managed by trained, licensed staff

If there are any items that cannot be taken (e.g. certain hazardous materials requiring specialist disposal), we’ll discuss them with you before the clearance begins.

Not necessarily. Many clients cannot stay on site — and that’s absolutely fine. We’re happy to collect keys, carry out the clearance, and inform you once it’s done. If you prefer, you can organise via a solicitor or estate agent. This is often the case in probate or rental clearances.

If you prefer to be present — for example, to decide which items are kept or to check rooms — that’s also totally acceptable. We’ll work around what suits you best.

We take an environmentally conscious approach:

  • Items in good condition may be donated to charity or community organisations.
  • Recyclables are separated and processed; hazardous waste is disposed of via licensed waste-transfer facilities.
  • For clients requiring documentation (e.g. for probate, tenancy handover, or legal purposes), we supply disposal certificates, donation records, and digital invoices.

This helps ensure as little as possible ends up in landfill — and gives you peace of mind that disposal was done responsibly.

Every property is different — that’s why we tailor our pricing. Cost is primarily influenced by:

  • The size of your property (number of rooms, floors, etc.)
  • The volume and type of items: general clutter, bulky furniture, hazardous waste, garden structures, etc.
  • Accessibility and location (e.g. central vs peripheral areas can affect transport time/cost)
  • Whether special handling or extra services are required — for example asbestos disposal, garden clearance, loft/garage/shed removal, or probate documentation.

We promise transparent pricing — no hidden fees — and you’ll always know what you’re paying for before we start.

Simply call us, drop us an email, or use the quote form on our website. We’ll ask a few questions — or perhaps request photos — to understand what needs clearing and then provide a free, no-obligation estimate. From there, you can choose a convenient date and time. We aim to make the process as smooth and stress-free as possible.
